Takeoff tips
Treat each finish type as its own layer with clear scope boundaries (common corridors vs tenant areas). Include protection and cleaning only if listed.
Ceiling types and heights vary per room—use room finish schedules where provided.
Skirtings, architraves, and shadow gaps are often linear items—do not bury them in wall paint areas unless the BOQ says so.
Multi-coat and wet trades
Plaster, tape, and paint may be separate BOQ lines—quantities differ (m² vs m of bead).
Wet areas need tanking and falls—link to waterproofing guide items so nothing is double counted.
FF&E boundaries
Loose furniture, signage, and artwork may be excluded—confirm against employer requirements lists.
Built-in joinery quantities should align with shop drawings when available; early estimates use assumptions that must be flagged.
