Wall areas, openings, and jointing allowances for masonry takeoffs.
Walls and openings
Measure wall face areas or count blocks per m² depending on BOQ style. Deduct openings above minimum size per your measurement rules.
Include bed joint mortar, ties, and lintels per spec—some are separate BOQ items.
State whether gables, parapets, and dwarf walls are included and to what height; section details often override plan assumptions.
Block types and bonds
Different block widths and strengths may appear on the same elevation—split quantities if rates differ.
Cavity walls need inner and outer leafs measured separately when the BOQ prices them as distinct items.
Bed joints, pointing, and movement
Movement joints, bed reinforcement, and DPC courses may be counted linear metres—cross-check details at corners and openings.
External leaf finishes (render, cladding) may sit in another section—avoid double counting substrate.
